CNN published an article comparing the stock market to real estate. The CNN article suggested that from 1978 to 2004, the annual average return of of the S&P 500 was 13.4%. During that same period, they suggested a "solid but unimpressive annualized return of 8.6%" for residential real estate based upon sort of a national average for appreciation in home values during that period. The article therefore concluded that in the long run, the stock market easily wins. What gives?
